Avoid builders basics – often new build homes will have fairly standard bath fixtures, including towel bars, etc. as well as trim, flooring, cupboard hardware – by updating these you are showing your buyers that you have cared for the home, and have taken the effort to update these small areas.

Don’t forget the garage – be sure it is clean, organized, and FITS A CAR! Add loft storage racks and hooks and shelving to the walls. If it doesn’t belong in the garage, get rid of it – whether this means renting a storage unit or storing in friend’s garage, make sure your garage is not being utilized as a catch-all for items that have been taken out of the house.

Fruit bowls add a great pop of colour – I recommend lemons and limes to my clients as these offer a great, vibrant colour, last longer than most fruit without spoiling, and don’t attract fruit flies.

Staging Tip #50 #kw #realestate #homestaging

Remove the toilet brush from the bathroom and store out of sight – I don’t care if you bought the one in the fancy casing, we still know it’s a toilet brush, and it does not add to the décor.

Staging Tip #51

Clothes Closets – these are always overloaded – consider removing at least half the clothes, and organize by colour and item. Add decorative baskets to the shelves, especially if you don’t have a custom closet organizer, this will help to make it look larger and more organized.

Update window coverings – these are generally sold with the house, and therefore offer a great return if they are updated

Staging Tip #53 #realestate #kw #homestaging

Consider traffic flow when arranging furniture and be sure that there are no obstacles. If you are struggling to fit between the dresser and the bed, remove the bed. Buyers are not as likely to notice the absence of furniture as they are to notice when furniture fits awkwardly.

Staging Tip #54 #kw #realestate #homestaging

Update ALL towels, and avoid using while your home is on the market – new towels have a crisp look to them. Replace all towels that are on display in the bathrooms and kitchen, and keep hidden towels for every day use.

Keep the furnace room clean and tidy, and ensure that your electrical panel, water heater, and furnace are all easily accessible – potential buyers will want to look at these.

Set the thermostat to a comfortable level – this means heat in the cooler months, and Air Conditioning (if available) in the warmer months. If A/C is available, be sure to have it on even on milder days to show buyers that it is installed and in working order.

Ensure that all light switches activate something – this means that if the light switch operates an outlet, plug a lamp into that outlet to ensure that buyers see that it works (a light switch that doesn’t do anything can be perceived as an electrical issue).
